Habitat for Humanity Sarnia/Lambton has been changing families’ lives since 1994. During that time, we have sold homes to 50 local families. Our Habitat Handyman home improvement program has helped nearly 100 families. Our Home-for-a-Home program has also housed 16 families in 3rd World countries.

In spring, 2018 Habitat Sarnia/Lambton will undertake our most ambitious project to date & the first Habitat project of its kind in Canada. We will construct a 5-unit, affordable seniors’ housing complex in Sarnia.

Local, low-income seniors are currently identified as a priority population in terms of affordable housing need. 45% of Sarnia/Lambton’s population is over the age of 50, and referencing County of Lambton statistics on the absence of affordable housing options for seniors, Habitat for Humanity Sarnia/Lambton is doing its part to support our community’s senior citizens.

These Habitat homes will allow qualified, low-income seniors an opportunity to move out of high-rent market, or socially assisted housing & into a decent & affordable home. With Habitat Sarnia/Lambton providing basic year-round maintenance, our senior homeowners will be able to live out the balance of their lives with security & peace of mind.

While other Habitat offices in Canada have housed seniors on occasion, our project on Guthrie Drive is the 1st multi-unit affordable seniors’ housing project & hybrid mortgage model to be undertaken by a Habitat office in Canada to date.

We will build, five, 950-ft2, one-floor, accessible, affordable seniors’ housing units. Units will be built with entrances on-grade & crawl spaces. Hallways, doorways & bathrooms will be built to accommodate wheelchair use if/as required. Each will feature two bedrooms as well as an open concept kitchen/dining/living room, a four-piece bathroom & laundry/storage room.

Once Title is transferred to our senior homeowners, Habitat Sarnia/Lambton will maintain the property [snow removal, grass cutting etc.] as well as the building itself in perpetuity. This maintenance will be a commitment made, through the mortgage language, by Habitat, & is not a Condominium Agreement.

The fair market value of each unit will be professionally assessed at time of sale. Individual, $0-down, 0%-interest, Habitat-held, “Open Term” affordable mortgages will be created for each homeowner. Monthly payments each homeowner will make to Habitat will include a contribution to the mortgage as well as a maintenance/administration fee & 1/12 of the assessed property taxes for each unit.

The difference between this mortgage & our standard mortgage is that Habitat Sarnia/Lambton will never buy back the unit from a senior homeowner for its fair market value. Rather, the mortgage portion of each monthly payment will be set aside. When the senior homeowner wishes to move, is no longer well enough to remain in the home, or passes away, Habitat Sarnia/Lambton will return 100% of the mortgage payments made by the senior during their tenure as a homeowner as the buy-back price of the unit. Our senior homeowner will then be able to use that returned mortgage money for end-of-life care or to settle their Estate. The home will then be renovated & re-sold to another senior family. In this way, the housing will remain affordable seniors’ housing in perpetuity.

Habitat will rely on support from corporate, community & construction partners in order to meet our $600,000 funding target as well as the volunteer efforts of legions of volunteers to complete construction of this project. It is anticipated that nearly 750 volunteers will participate in the building of these 5 seniors’ homes. It truly does take a village!
